How are apartment lotteries in New York and who can participate in them

It took more than a year after the lottery took place for the 18-storey building in 535 Carlton Ave., which officially opened in July, but some apartments are still not rented.

For eight weeks, about 93 thousands of people applied for 300 apartments in the building, according to a non-profit organization that conducted the lottery there.

To the question of why the apartments have not yet been rented, Ismen Speliotis, Executive Director of the New York Mutual Housing Association (MHANY), who conducted a housing lottery at 535 Carlton Ave. and in two other buildings, he said that all free apartments are reserved for a certain group of people: those who earn the most money.

В 535 Carlton Ave. apartments are distributed among groups according to tenant income, starting with families making up 30% of the average income in the city, or from $ 20 126 to $ 42 040, depending on the size of the housing.

But the most expensive apartments, which include roughly 100 apartments, according to HPD, are reserved for families who earn from 135 to 165 percent of the average income in a city that ranges from $ 74 606 to $ 173 415 per year, depending on the number of members in family.

Building Carlton avenue was the first one that opened in Pacific Park as part of an agreement between the state and the GFCP to build a total of 2250 units available in the complex to the 2025 year. This was approved by Mayor Bill Blazio at the groundbreaking 2014 stage of the year.

High requirements in Pacific Park not the only ones in the complex. Affordable apartments in a new building City point in the center of brooklyn, the project Essex crossing in Manhattan also require potential tenants up to 165% of average income.

For one residential object you can submit no more than one application. The application must be submitted no later than the deadline.    You will be contacted if your application is randomly selected during the initial lease or sale process. Please note that due to the large number of applications, it is not possible to contact every applicant for every project. You will also be contacted if your application is rejected for any of the following reasons:
