Good, bad and very bad areas in the USA

Using the example of Madison, Wisconsin, and its environs, I will explain in detail about the differences between good, bad and very bad areas.
General information
Let's start with general information about why there are bad and good areas.
In America there is one very important factor in relation to housing - property taxes. Depending on the location, this tax is equal to a certain percentage of the market value of housing. In Wisconsin, where I live, people pay $4-6 thousand a year for the average home. If you don't pay this tax, you will simply be evicted onto the street. On the one hand, this is bad, but on the other hand, it’s good, since you won’t be able to inherit a home and set up a hangout there - to live in a good house, you need to earn good money. Accordingly, in the United States, income segregation is very developed, the rich live next to the same, the poor live with the poor. You won’t be able to show off your income, since your neighbors earn about the same as you.
The second important factor: money from the tax on housing remains in the area in which this housing is located. This money contains the police, fire service and schools. Thus, if you want to live in a normal area and have bonuses in the form of cleanliness, low crime, adequate neighbors and other things, then you should choose the area according to schools. The better the schools in the district, the better the district.

The third, more indirect factor is population. There is no racism in the States, but if blacks or Latinos start moving to an area, then white Americans leave the area.
So the third important factor in choosing a neighborhood is the racial composition of the population. If a neighborhood has a lot of blacks or Latinos, it's likely to be a bad neighborhood with bad schools and high crime rates. Fun fact: Asians are not considered “negative” factors.

Very nice area
In the city of Madison there is a very good area called Shorewood Hills.
The area is located in the hills near the city center:
The cost of homes can reach 600-800 thousand bucks.
A funny moment: while I was driving around this area, taking pictures, I met a police patrol three times. This happens because housing is quite expensive, which means more money is allocated to the police. All this affects the crime rate.
As you can see in the screenshot, almost nothing happened in the area in the last month. In the central part of the city there are traditionally many violations of all kinds, because students live there en masse.

Doctors, university professors, lawyers and other very wealthy comrades live in this area.
Good area
I live in this area. This is the western part of the city. Houses are quite expensive, but somewhat cheaper than in Shorewood Hills. An interesting feature: in the States, the sidewalk is not everywhere, it is believed that if a person needs somewhere, then he must use the machine.
In this area there are sidewalks. The pavement is a concrete slab, which is poured on the spot. From time to time one plate can rise and become higher than the next, then in this case the edge of the protruding plate is cut by a grinder.
In winter, the owner of the house must clean the pavement from the snow. When I went to work at 9 in the morning, most of the sidewalks were already cleaned.
Crime
Again, as seen in the screenshot, the area is fairly safe. Over the past month, almost nothing happened. That is why postal services leave parcels on the street in front of the house.
Bad district
Before I start describing a bad neighborhood, I need to tell you a little about Madison. The average annual income in the city is 70 thousand - this is a very good indicator for the Midwest. This high level of income is due to the fact that the city has a very large University with one of the best medical faculties in the States - that's what American colleagues said. About 40 thousand students study at the university. There is a large number of employees in the city from the university. network of clinics and hospitals. Enough of any high tech business, such as one of the largest companies in the US for the production of medical software. All this suggests that it is difficult to find a hard trash in the city. I had a good ride around the eastern part of the city near the airport to find such a place.
With crime in the area is not very good.

Very bad area
To take photos of a very bad area, I had to leave the city.
In this place live very low-income comrades, who do not allow income to buy and maintain a decent house.
There is no information on crime in this area.
A funny moment: when I was already leaving this place, on the road I met a boy about 10 years old. He showed me two middle fingers and said “suck my balls.” I don’t know why exactly I didn’t please him, and it doesn’t matter, but this little moment shows what kind of contingent lives in this place.
