Named the richest American cities in 2019

The Silicon Valley town home to billionaires Eric Schmidt of Google and Sheryl Sandberg of Facebook has been named America's wealthiest community for the third year in a row: Atherton, California.

In 2017, the average household income in Atherton was 450 696 dollars, which exceeds the annual Bloomberg Richest Places index, writes Money.

Atherton Mayor Bill Widmer says that tree-lined streets and lots of plots of at least an acre offer privacy to residents, with Stanford University, Google and Facebook just minutes from their home.

“We appreciate the semi-rural atmosphere,” said Widmer, who moved to Atherton in 1996. “We have few sidewalks, and in many places there are no street lights.”

Scarsdale, New York, north of Manhattan, ranked second on the list this year. Compared with the previous reporting period, the income of its residents on average grew by 30 thousand dollars per year.

“We moved here, like so many others, because of the outstanding school system,” says Scarsdale Mayor Dan Hochwert, a 40-year resident. “This is one of the main factors.”

Location is key

One of the key factors used for the research methodology is accessibility to the center of large cities. Atherton is a short drive from San Francisco, and Scarsdale is a quick train ride from New York. The third city on the list, Cherry Hills Village, Colorado, is located 15-20 minutes from downtown Denver.

"It turns out to be in a pretty nice location," says Steve Blank, managing broker at Sotheby's International Realty in Denver.

Concentration of wealth

More than half of 100 richest places in America are located either in the New York area or in California. Several areas of the Midwest and Southwest United States made up the top twenty.

The 100th city on the list, Highland Park, Illinois, has a median annual household income of $209. Last year, the average income of residents of the city number 100 reached 198 thousand.

In the top 100 2019, four cities debuted, including two in California. Tamalpais-Homes Valley in Marin County and the beachfront community of Del-Mar Jericho on New York's Long Island, as well as Medina, Minn., Are also newcomers.

Wealth is concentrated in six districts: Westchester in New York, Bergen in New Jersey and Fairfield in Connecticut, all outside of New York; Cook County in Chicago; Los Angeles County; Montgomery County, Maryland, bordering Washington, DC

Rounding out the top 10 communities in Los Altos Hills and Hillsboro in California; Short Hills, NJ; Highland Park, Texas; Darien, Connecticut; Bronxville, New York, and Glencoe, Illinois. Glenko, a suburb of Chicago, located seven miles north of Northwestern University, climbed five places for the first time, hitting the top ten.

Great Leap Forward

Ramson, a rich corner of Monmouth County, New Jersey, climbed the 19 seats and entered the top twenty. Bernardsville, also in New Jersey, has risen from 31 to 64.

Florida dropped in the lists of exclusivity and luxury. Four cities in Florida were in the top 100, but three of them were lower than last year. Indian River Shores, located on the Atlantic coast of the state, fell out of the top 50, because the average annual income of its residents decreased by 20 thousand dollars.
